However....the application is asking for my bank account number and my bank balance... I'm really uncomfortable giving away this information just to rent an office. I'm not sure how necessary this is and why he would need it? Is this normal? Yes, it can seem intrusive to be asked for bank account information when we want to rent a Reiki space and is often very off-putting, too. It makes us uncomfortable to share personal information like a bank balance, so it's not surprising that you would be concerned and wonder if this is legit.
But when it comes to a commercial lease, asking for bank account numbers and bank balances is not uncommon. Sometimes, especially when your business is new or it's owned just by you, a commercial property owner will ask not only for business financials, but for personal bank statements, too. So if we feel uncomfortable being asked for business bank information, definitely we'd feel uncomfortable being asked to show personal bank statements. On your commercial application, you have the right not to answer the request for your bank account number and to not submit it. You don't have to give them any information you don't want to provide, and you always have the right not to submit requested information. But not answering or providing requested information may jeopardize your application and the owner may very well rent to another business. They ask these questions to make sure your business has the capital, if not the cash flow, to pay rent. So if you're a new business and don't yet have income being generated in the business, they'll want proof of capital, or money in the bank, to be able to cover rent. And if there's no money in the business bank account yet, they'll want to see proof of personal financial assets as assurance that you can afford to pay per the lease agreement. Rather than leaving these questions blank on the application and not providing the requested information, I personally would have a conversation with the commercial property owner about what they need for proof of ability to fulfill the financial requirements of the lease. Getting to the heart of exactly what they need in terms of financial proof will allow you to provide the necessary information without providing more than they need in order to make a decision. By initiating a conversation to understand their needs, you're being proactive and helping to provide them with the necessary information they need to more easily choose to rent to your business.
